Langstone has been operating in some form since the 1950s, originally as a country park. Under its current owners, the site has evolved into a well-established and mixed-use leisure business. They’ve invested in significant upgrades over the years, including an extended touring field, a modern reception and shop completed in 2012, and an upgraded shower and laundry block added in 2010.

The park spans just under five acres and offers a wide range of accommodation, including static caravans, camping and touring pitches, glamping pods and holiday cottages. There are currently 25 statics on site with nine available for hire and 16 privately owned, alongside 40 touring and camping pitches. Glamping has become a key part of the offering, with 18 pods currently in place, and planning permission is already in place for nine additional ‘Mega pods’ in a walled garden area.

Two three-bedroom holiday cottages, converted from former stables in the 1980s, provide further guest accommodation. At the heart of the site stands the main house, believed to have been built around 1870. Though not listed, it retains many of the character features expected of a Victorian property. The building includes a bar, restaurant, conservatory, games room and kitchen on the ground floor, with two flats above.

The business currently trades on a seasonal basis, supported by two couples working as live-in wardens and two cleaners. The bar and restaurant are operated by a third party on a rolling informal agreement. Financially, the park has delivered a strong performance, with a three-year average turnover of £450,000 (excluding bar and restaurant income) and an EBITDA in the region of £220,000 per year.
